Our plan for safely guiding home sellers through the home selling process. 

Showing restrictions to consider.

We encourage home sellers to consider some reasonable showing restrictions to help protect themselves during the home selling process.

Some restrictions/recommendations we recommend you consider:

  • Leave all lights on in the home for showings and instruct your agent to direct buyers/buyer agents not to touch any light switches and to leave all lights on.
  • Leave all interior doors, drapes and blinds open for showings and instruct your agent to direct buyers/buyer agents not to touch doors, drapes, blinds, appliances and closet doors.
  • Eliminate "overlapping" showings. Only allow one party to enter you home at a time. We can set up our ShowingTime system so that agents are not allowed to request a showing time that has already been confirmed for another buyer.
  • Reduce the time allowed in the home. Typically we give buyers a 1-hour window of time to view your home. Consider reducing that to 30 minutes.
  • Offer 3D Virtual Tours and encourage buyers to view the 3D Tour before scheduling a showing (PS - we already do that for our clients)
  • Restrict the number of people allowed in the touring party. We recommend a maximum of 3 people (the buyers agent and no more than 2 buyers).
  • No "in-person" open houses. Encourage your agent to host a "virtual open house" when he/she is the only one physically in the home during the open house hours.
  • Clean and disinfect all frequently touched surfaces prior to and after all showings.

We recognize it's not "business as usual" right now. We also recognize you still need to properly plan to meet your real estate goals this year. When the local housing market is open for business again (and we believe that will be soon), we want you to know we've got your back. 

We've replaced the traditional CMA (Comparative Market Analysis) with the NEW CMA (Contactless Market Analysis).

Step 2. We'll reach out

No one knows your home better than you. We'll reach out to schedule a time for you to "show and tell" us about your home via Zoom or Facetime. This will help us gather valuable insight into your home so we can prepare the most accurate home value report. 

It's also a great opportunity for you to consult with us to find out what improvements might make sense, and which ones are money-wasters, as well as getting professional staging tips specifically for your home. 

Step 3. Your home value report

With our exclusive access to past sales close to your home, knowledge of the current market, and your home's unique features, we'll calculate an estimated home value. Your home value report will be delivered via our technology partner, CloudCMA.  This beautiful, easy-to-read home value report will give you all the details you need to understand the value of your home. 

We will deliver your customized report electronically, via email. But don't worry, it will be optimized for mobile devices like smart phones, iPads, etc. 

Remember, online estimates from Zillow, OpenDoor, Redfin, or any online home evaluator using an algorithm is not a valid replacement for a thorough market analysis from a local real estate agent.

Step 4. Stay up to date with monthly Homebeat Reports

Each month we will send you an updated market report to keep you plugged into your local real estate market with the most recent listed and sold homes. 

Getting ready.

Home buyers are going to hit the ground running when the economy is re-opened. We know this because of the conversations we are having with our own home buyer clients, as well as talking with other Realtors who are hearing the same things from their home buyer clients. 

When the market is open for normal business, there are going to be 2 types of home sellers. Those who seize the immediate opportunity that come from the flood of enthusiastic and motivated buyers that will hit the market. And those who take a "wait and see" approach.

We're committed to making sure you're ready to go when the market takes off again. In addition to the Contactless Market Analysis outlined above, we're also taking the following steps to safely prepare home sellers to hit the market as soon as possible.

Digital documents and e-signatures

Our digital document and electronic signature technology allows us to deliver all the forms, contracts and disclosures needed to sell your home without a single piece of paper being printed and without person-to-person contact. 

Showing Precautions

We'll work with you to develop showing precautions that buyers and agents will be required to follow in order to show your home. Precautions like requiring masks, limiting the number of people in the home at one time, and requiring prospective buyers to answer a quick health survey to name a few. 

Private Closings 

We'll arrange a private closing with no one but you and the title company notary to minimize the number of people you have to be in contact with. You can also elect to receive your document copy package electronically. We will also have the title company wire your funds directly to your bank account so there are no unnecessary trips to the bank to deposit a check.

Real HD 3-Dimensional Virtual Tours

We're excited to see so many Realtors get on board the virtual tour train in reacting to the current state of affairs. Truth is, we've been using them since "before it was cool". 

There will still be some home buyers who have reservations about physically touring homes for sale. You won't have to worry. We employ state-of-the-art HD 3-Dimensional real virtual tours through our technology partner, Matterport. 

Priority scheduling with our professional photographer

Like many of us in the real estate space, real estate photographers are temporarily deemed non-essential workers and are unable to perform their services. We have secured an agreement with our professional photographer to ensure our home seller clients will receive priority status with scheduling their home to be photographed once we can resume those activities. 

Free aerial drone footage

We've used this time off to develop the next generation of our real estate marketing plan and all of our home seller clients will now receive complimentary aerial drone footage of their home and property. 

What's next ?

We fully anticipate the housing market returning to the its pre-COVID19 form. The same market fundamentals that made it a strong sellers market will still exist, namely low interest rates and low inventory of homes for sale.
